Highline Place Mixed-Use Project

Project Overview
The project consists of two mixed-use buildings, an active landscaped courtyard and street improvements on 2.28 acres at Pacific Hwy. S. and S. 236th St. It is expected to cost a total of $70.8M including land, construction, contingencies and all soft costs.

Mixed-Use College Housing

Building 1 - Mixed-Use College Housing
(International Student Housing for Highline College)

Building 1 will be a partnership between Highline Place, LLC (developer), and Highline College Foundation (housing tenant). There will be 160-bed college housing units on 4 floors totaling about 56,000 sq ft of rentable area and it will be dedicated to the Highline College International Student Housing program. Each suite will house 4 private bedrooms, a small living area and kitchenette.

Additional amenities include; a small common area on each floor, common laundry facilities, bike storage and a roof-top barbeque, community room and approx. 12,837 sq ft of retail space.

Site work includes partial courtyard, some landscaping, half-street improvements at S. 236th, utility connections, storm-water detention vault, on-grade parking and pedestrian access at Highline College.

Schedule: Targeting occupancy of Building 1 at September, 2018.

Building 1 Anticipated Construction Cost: $16M

Market-Rate Mixed-Use Housing

Building 2 - Market-Rate Mixed-Use Housing

Building 2 will consist of the larger L-shaped building which will house approx 239 market-rate apartment units on 5 floors totaling about 229,000 sf. Views to most directions from floors above the 2nd level will be spectacular!

Additional amenities include; common game room, lounge, fitness center, bike storage and a roof-top barbeque and community room with spectacular 360 degree views. Approx. 4,300 sf of space will be set aside for street level retail, as well.

Site work includes a usable hardscaped and landscaped courtyard, kids play area, final street improvements and final utility tie-ins. For parking there will be 2 levels of structured parking on 89,000 sf with approx. 198 stalls.

Schedule: Targeting occupancy of Building 2 at late 2019.
Building 2 Anticipated Construction Cost: $44M

Highline Place LLC/the project is wholly-owned/invested by Eastern Link Real Estate Fund I, which is managed/operated by Eastern Link Capital Management LLC.

Des Moines Creek Business Park

2341 208th Street

The new development undertaken by Panattoni Development Company, located in the Des Moines Creek Business Park has begun. For the Building Division, Phase I of the development begins with three warehouse type buildings. Building 1-A is a 146,425 square foot structure valued at $8.7 million; Building 1-B is a 144,375 square foot structure valued at $8.1 million; and Building 1-C is a 233,400 square foot structure valued at $13 million. This set of buildings will each be constructed on their own parcel of land. The permits for these building were picked up mid-May and the project is moving ahead at full speed. The current focus is on Building 1-B, as it appears that a tenant has been signed for that building. The Tenant Improvement (TI) plans have not yet been submitted for review.
